SADLY, as I write this note to you, I must say I have personally experienced 2 major fires this winter in the Elmira/Horseheads area where there was a fatality.  (I’ve seen several other destructive fires as well where no one was injured, but damage to the home is severe).

I have personally been at the scene of these tragic events. and it takes my breath away to witness the aftermath of the destruction from a fire.

Message to you:  BE CAREFUL!   Most fires are caused by human error  – cigarettes, cooking at the stove or overloading an electrical socket with space heater.

Again – BE CAREFUL.  Life is so very precious.  Take a little extra time to protect yourself and your home.

Deer Accidents Rise in the Autumn Months

Each year there are over 1.5 million car accidents that are caused by deer.  These incidents occur especially in the autumn months.

As your local insurance agent, this is the most frequent type of claim we see this time of year  (although we see deer accidents all year long!).  Most accidents are relatively minor  (for the car, that is), ranging in the $2,000-3000 range to repair.  But we have seen car damages as much as $10,000, or the car actually be considered a “total” damage.

We urge you to drive with caution.  Deer tend to run in the early morning hours just before sunrise, or at dusk.  These are times when your sight as a driver might not be ideal.  Be a defensive driver, proceed with caution with frequent scans of the roadside.  Deer seem to come from nowhere and at times when you least expect it.  The often travel in groups of 2 or 3.  So if you see one deer, chances are there’s another one right behind it.

NY Flood 2014 Insurance update

These past few years have seen many changes to the National Flood Insurance Program (NFIP) that has affected residents of Chemung County, NY.  I have studied these federal program updates and am concerned that the rates may be going up, elevation certificates may be required and delays may occur when trying to buy or sell a home.

In October 2013 the NFIP released new requirements for  Elevation Certificates be completed prior to buying a home in a designated flood zone.  These certificates are completed by land surveyors and generally costs $400-500.  The purpose is to show exactly where the home is positioned in relation to the flood level.  The home may be a few feet above the flood level, or a few feet below, which will then determine the price for flood insurance.    As an insurance agent I must also inspect the property and submit photos to the insurance company

With these new changes – prices for flood insurance may rise dramatically over the next few years – upwards of 25% increase each year.  And because this is a National program administered by the government, the prices are the same no matter where you buy the insurance.  I suggest you work with a knowledgeable insurance agent who understands this process and can assist with deductible option and coverage issues on contents.

Banks require flood insurance – usually in the amount of the loan, or 80% of the replacement cost of the home.  It’s important to check your bank or mortgage company to understand your situation and what is required.
